Applicant seeks an area variance from §172-8 C(1) of the Village Zoning Code (the “Code”) to allow for a change of use from an office space and apartment to a two-family dwelling. The Applicants are seeking variances from §172-8 C(1) to allow for a lot area of 8,948 sq. ft. when the Code requires 22,500 sq. ft., a lot width of 68 ft. when the Code requires 100 ft., a front yard setback of 8.1 ft., when the Code requires 30 ft., side yard setback of 2.4 ft. when the Code requires 15 ft., and a combined side yard setback of 26.33 ft., when the Code requires 35 ft.
